As an owner of complicated commercial real estate properties with a “long-term hold” strategy, we understand the numerous detailed tasks needed to successfully manage an asset, to secure and maintain good relations with tenants, and to preserve and enhance a property’s value over time.  We approach every Property Management assignment as if we were the owner, giving the properties and the tenants the thoughtful care and attention they need and deserve.

The PDG team has in-house staff and expertise focusing intensely on Property Management in the following areas:

 

Sales, Leasing, & Marketing

  • Leasing of available spaces

  • Marketing and Promotion of the property

  • Tenant Relations and Retention

  • Property Sales and Acquisitions

  • Prepare Rent Roll, Monitor Occupancy and track Lease Expirations

Accounting

  • Preparing and Monitoring Annual Operating Budgets

  • Collecting and Tracking Rent Receipts

  • Paying, Monitoring, Controlling, and Reporting Expenses

  • Recordkeeping and Financial Reporting to the Owner


Preventative Maintenance, Repairs, and Capital Improvements

  • Contractor and Vendor management

  • Quarterly and Annual Preventative Maintenance  (PM) of building systems including HVAC, Elevators, plumbing, fire sprinkler and alarm systems

  • Oversight of custodial staff & vendors providing cleaning, trash removal and pest control services.

  • Landscape maintenance and Exterior building and Parking lot maintenance

  • Inspecting, Maintaining, and Replacing Roofs

  • Review Interior Decorating and Seasonal Décor

  • Conduct frequent, In-person property inspections

Tenant Improvements and Capital Expenditures

  • We specialize in efficiently managing the design, permitting, and construction of interior spaces on a fast-track basis and extensive Capital Improvements while buildings remain occupied.

  • Our in-house CM staff and outside team of architects, engineers, and general contractors has broad knowledge about labor and materials availability, costs and schedules, and is nimble and responsive.

  • We frequently upgrade buildings HVAC systems and interior and exterior lighting with new and much more energy-efficient products. 

  • We enjoy upgrading lobbies and common areas, renovating landscapes, and replacing roofs.

  • We realize that today’s tenants have many facility needs and space options and that a modernized work place with attractive amenities can help recruit and retain talent.

 

Asset Management 

The Principals of our firm, with decades of experience, personally oversee or perform the Asset Management functions for each property, including:

  • Oversight of leasing and property management activities

  • Reviewing and authorizing capital improvements

  • Financing and Refinancing property loans

  • Arrange for and Review Federal and State tax returns for each property

  • Reporting to Owner and investors
